Summit Slums -- Buyer/Renter Beware

Summit, New Jersey is a lovely upscale town that we were happy to be moving to. Little did we know that the pretty yellow victorian house on Springfield Avenue we were moving into was a slum and our leasing agent, employed at the time by Prudential Real Estate in Summit, New Jersey, and the owner of the home, Stephen Jay Brown, was a slum lord. He failed to disclose on the leasing documents that one of the bedrooms had no heat source. He failed to disclose that there was no way to regulate the water temperature for showers without turning up the thermostat. We did not figure that out until about 2 months of lukewarm/cold showers. When we asked about this, he was less than forthcoming indicating that turning up the heat "may" need to be done in order to get a hot shower. Doing so increased the water temperature to the point of scalding and burned our children. After numerous complaints, he finally installed a water heater, but not after trying to convince us that taking cold showers was really not a big deal.The house is also heated by oil and when we had to crank the heat daily to take a hot shower, this resulted in heating bills over $400.00 each month. He also said he would install a dishwasher and this never materialized. The stove in the kitchen was very years old, barely functional, and required an unacceptable amount of effort just to open it. We had to throw away many items we stored in the basement owing to the mold and mildew they collected during the 10 months we lived there. Many of the windows in the home were not operational because they were painted shut or just stuck - a fire hazard.



If Stephen Jay Brown is indicative of the caliber of employee Prudential hires, I would avoid doing business with them.
