Preserve at Baywood

I've been here only a couple weeks, and I'm already regretting my decision. Everything is peachy at first, but simple requests to finish trim painting or remove stains that were here on move in are met with attitude and excuses. Go elsewhere, it only gets worse once you've signed your lease.

We can not wait for our lease to be over they have staff that is nice when you meet them but if there is someting wrong or something needs to get fix it will take them long not even they just wont do it they will make things up. They have alot of restrictions with all the things they offer and very overprice for the quality of things that they have. Some of their gym equipment does not work. AND YES CONSTRUCTION IS VERY VERY CHEAP! you can clearly hear conversations AND EVERTYTHING ELSE THAT YOU DONT WANT TO HEAR from next door and downstairs. You do get water leaks do to the cheap cealing

Put in an application and they it told them exactly what I wanted. Offered me an apartment a month early and I said no. The lady said she would keep looking and never called back after I had already paid a deposit. Would not give me back my deposit either cause I ran out of time in my current apartment. They are just money hungry and will screw you over. High end and stuck up with over priced apartments.

Worst apartments ever. 1st off: payed waaaaaaay too much to get "luxury" living as I did not want the typical cheap apartment experience. Well, the only thing luxury about this place is a few exterior cosmetic upgrades to make you think you're in luxury. But don't let appearances fool you - the construction is super cheap.



2nd major gripe: the walls are ridiculously thin & there is no noise insulation. The girl above me had 2 small children that RAN back and forth all day and late at night while she was out partying (her parents would babysit & didn't care what the kids did). It sounded like a heard of elephants banging around. It even rattled the lights in the living room.



Also the girl below us had 2 big dogs, and she worked nights so while she was gone they barked... And barked.... And barked. All night. Every night. Again, there is no insulation so it sounded like they were in the room with us.



We complained a million times to management, even escalating it to corporate, they did nothing. We even had videos as proof of the noise we sent them. They did nothing. (Greystar is the management company FYI. I'm not impressed by them). We called the peace officer many times, they did nothing. They wouldn't even answer most of the time or even call back, and not once did they ever come to investigate the noise. We also knocked on the neighbors doors numerous times & if they didn't answer left notes on their doors. Nothing changed.



The walls were so thin I could hear the people's TV / stereos / conversations next door, could hear their baby crying at 2 am, could hear the people above & next to us doing it! And could hear their alarm clock going off at 5 am. Also the patio/front doors slamming was nonstop. Ridiculous.



3rd gripe is the severe lack of parking. I get home at 8 pm and there was never anywhere to park. I had to park 3 or 4 buildings away most of the time.



Fortunately we did not have any problems with pests as some others did. We never got our unit exterminated either. Perhaps it's because we were on the second floor. Not sure. Only positive thing was maintenance was fast to respond to a request.

The rent is a bit over priced. The apartments are nice themselves, but the staff and maintenance guys are all rude and lazy. This complex is only about two years old, and my roof has already caved in from the rain. It took them almost 3 days to fix. A few weeks later, the same thing happened again. This time it has taken over a week to fix it in which it still has not been fixed yet I am still waiting, even though I go in the office almost daily to complain that it needs to e fixed. There are only two ladies in the front office who are generally nice, but the actual manager of the complex is HORRIBLY rude and VERY SARCASTIC. I went in to get a spare key to my apartment because I had misplaced mine, in which for some reason the maintenance guy had the spare to my apartment when i had no previously placed any requests for maintenance so they had no business having my spare, so i complained that that was cery scetchy and wanted to know why they had my spare, and the manager (the big blonde lady) could only reply in a snotty attitude, "that it's not our fault you lost your key." These people are very unprofessional and I would never recommend anybody lease an apartment here.

After living here for a little over a month, I am greatly disappointed with the complex. The gates to the pool have been padlocked since I moved in. The units are very cheaply built, my bathroom door isn't squared to the ceiling and there is a long crack in the sheet rock. I submitted a maintenance request and when I followed up on it, I was informed by a girl in the office, who claims to live here as well, "all the apartments are that way and I have to force it a little harder to get it to work." I am shocked that anyone would respond to a customer that way. Do yourself a favor and keep looking!

This is my first apartment, I'm 24 and was lucky enough to get a good size apartment which I love. Haven't had any problems since I moved in on Dec 2012. There are a couple bugs here and there but if you upkeep and clean the place it's fab. I love having candles and making sure my place is clean. So bugs be gone thanks to that besides we are right next to a reserve... Don't really deal with staff, but they have been really nice to me when I need anything. Pool is great, walks in the evening seem pretty safe. Love it here might sign a 2nd year lease! :) don't be fooled by older comments.

This complex is WAY OVERPRICED. I didn't mind paying the rent, completely in my budget, but when I moved in, the appliances were cheap. I was told I couldn't use my top of the line washer/dryer but rather the ones they provide which don't even have a fabric softner dispenser and are pretty loud. The entire stove gets hot when the oven is on, dangerous when my nephew is over. The beautiful preserve behind us is more of an eyesore and attracts lots of large spiders, snakes and other critters. The complex SAYS they treat for these things, but I don't see it. The walls are paper thin. I can hear other units whenI am in my bathroom, and hear the people upstairs when their tv is on. The only units that seem to have any decent landscaping are those that are immediately around the front entrance, even though we all pay the same in rent, but we apparently don't rate enough to get pretty flowers, or bushes in front of our patios. A BIG let down signing here... Can't wait for my lease to be up.

It is so quiet out here and beautifully kept. Office staff is friendly and knowledgeable. I would highly recommend it here!!

Awesome!!!! Everything is kept pristine. Staff is really nice and makes you feel at home right away. Dog park is huge with stuff for the dogs to play on...selling feature for me! Having the bike trail in front is kinda rad too

The Staff is horribly unfriendly! Except for the blonde young chick she was the only nice one their! The instalation in the house is horrible you can hear your neighbors making love in the apartment next to you! The insects are HORRIBLE the mention how great having a natural preserve next to you is.No it clearly is not I have seen spiders in my home and outside the size of baseballs! people do not keep thier animals on leashes your scared to walk to your car cause someones big dog might attack you! I regret ever signing the lease to this place! The amenities and the staff are very very deiceving dont fall for it!

This Place is WAY OVER PRICED!!! I was one of the first tenants to move into these apartments. The "natural Preserve" next to it attracts many HUGE spiders and other unwanted insects into your home. Not only that the staff is rude. You would think people representing there company would be a little nicer in reguards to making me sign another lease to stay but nope. Everytime I call for a question in reguards to my apartment there short with me and talk to me like I am an idiot.The only thing that I was pleased with is the actual apartment floor plan although everything in the apartment is nice it is made very cheap. The wood floor scratches easy the walls stain super easy. When I signed my lease at the Beginning of the year I was looking forward to a wonderful year in a resort style home. Quite frankly I was wrong!
