Our custom home building experience was horrible. And our builder has been nothing but shady once we started to question his work and realize his errors. We left an honest review of his business on Facebook and he subsequently disabled reviews. Then I posted the review under a pinned video on the page and he has now disabled me from leaving comments and deleted the review. This is exactly how he runs his business... SHADY!
If I could give negative stars I would. Buyer beware... STAY AWAY FROM PREMIER. At first Mark seemed very knowledgeable, organized, and established. We built in the Tulsa area and he assured us that he had great working relationships with his subs, that he had a bit of control over the subs since he provided them with so much business, that he got the best prices because he did so much business, etc. In reality, the Tulsa branch of his business was non existent. He had no reliable subs in the Tulsa area with which he had done long term business with. The subs in okc that he likely counted on for work either refused to come to Tulsa or applied extra charges for the drive and Mark did not factor those costs into our budget. We ended up having to find several subs ourselves because either they didn’t have anybody or the subs they had were significantly more expensive. We had to do several things ourselves in physical labor because their sub’s work was subpar. He boasted he could build the house in 6 months and at the cheapest price we could find. It took a year and $30k in overages to build a house that is still not complete but he is refusing to warranty his subs work. We went through 5 superintendents throughout the year which is testament to how difficult he is to work with. He promises all these things and doesn’t deliver. Our superintendents were set up to fail, no resources, no training, no reliable subs, unrealistic budgets, etc. Very quickly into the build we encountered a lack of meaningful communication from the superintendent and Mark and subpar quality and efficiency from their framers. This ended up costing us an incredible amount of money with which Mark could not explain away. We continued to experience similar issues where things were over budget or taking a long time because they didn’t have subs to do the work. The lack of communication between mark and the superintendent and between mark/super and the subs and between the superintendent and us was astonishing. Things were wrong, brought to their attention and corrections were not made in a timely fashion which costs money. Bottom line, their mistakes end up costing the homeowner. In addition to the lack of communication and costly mistakes, Mark inadequately figured our budget. Literally, our bank confirmed his budgets all look very similar regardless of the type of house. He does not get actual bids from subs prior to compiling a budget. The budget is so important because that budget is the amount of funds that the bank approves you for. So once our funds were exhausted, we had to secure other funds in the amount of $30k. Some of the overages were extras we wanted but a significant amount of that excess was a result of his inability to be accurate on the budget. Mind you, we found several of our own subs because we found cheaper people... so had we used all the people he had we would have been even more over budget. All of this was a nightmare. And we understand that all builds run into problems but what we didn’t expect was for Mark to be unwilling to help. He REFUSED to meet with us to discuss the budget and his GC fee (since we did so much In the build we felt as if his GC fee should have been reduced). He has been adamant we sign a mutual release agreement so he can save his own reputation and since we have declined signing, he refuses to assist with other ongoing outstanding issues. With his behavior, I’m sure he will not honor the warranty that is included in the contract. Seriously.... stay away from Premier.
