I've been with Shiprock for over a year ad enjoyed it so much I stayed in the same location and resigned my lease. They are more than understanding and a attention to any complaints. They provide updates throughout the year regarding lawn mowing and snow shoveling. They are quick to respond with everything!

ShipRock Management has been overseeing my portfolio of rental properties for several years.



I have rarely had any vacancies or collection issues. Their tenant selection process is effective. Even better is their online reporting and communication. ShipRock has great follow up. They are always prompt and great with executing details.



They have been proactive in keeping my properties in top shape. They also have the resources to help with maintenance and any needed improvements.



I can easily recommend any property owner to use ShipRock Management.

Shiprock manages all of our properties in Duluth for over 5 years and they continue to go above and beyond and deliver fantastive results. They have a 24 hour maintenance staff that is very professional, friendly and responsive to our tenants needs anytime of the day. We visit our properties regularly and we always ask the tenants at the property how Shiprock is doing. Never in the last 5 years have we not received positive comments. If you are looking for a rental in Duluth, Shiprock is the management company to work with. Thanks Shiprock!

We have been using Shiprock to manage 2 duplexes we own and have never had a renter complain about anything other than expecting the driveway to be plowed immediately after the snow stopped falling.. not a reasonable expectation in Duluth. I highly recommend them and after reading other negative posts about not enough heat, would like to suggest that the problem is likely not the management company but the owner of the building not (wanting to pay) cooperating with Shiprock to fix the problem.

I am a prior real estate agent and as a military wife have lived and rented all over the country. Oh the nightmares that our family has had to endure over misguided rental agents. Dirty houses, inconsiderate, greedy, ect… You name it, we have seen it. With that being said, I have to say that I am very pleased with my rental experience from Shiprock management. Our family always received very pleasant treatment when turning in rent at the office. The Team in the office was not only professional, but personable. One of the owners, Blake, was always available to personally see me when I stopped up to the office, even without prior notice (which I did, twice, in two years). This is impressive; when I consider how many properties the company owns and manages. He even came over to our rental house one day and informed us that he was going to install an automatic garage door opener for us. Two weeks into the rental, a crew came in and replaced all 9 windows on the second floor of our home. Both, we never asked for, but definitely appreciated. Usually, we sign a lease and are instantly “forgotten”. When we had a leak in the tub, it was taken care of that day, and the service was with a smile. When we had our oven go out, a different man fixed it right away, with a smile. The maintenance crew always offered to take off their shoes at the door (that is a first!). If we ever return to town, I will refuse to rent from anyone else. If I ever have a rental that needs managing, it will be the team of Shiprock that handles it. I know that happy tenants mean full rentals! It is nice to see that Shiprock has figured out that the true paycheck comes from well treated tenants who in turn become loyal. Smart, period!

Shiprock has managed my properties for over 7 years and I could not be happier. They have always been extremely professional, friendly, and take care of tenant issues, routine maintenance, and emergency repairs in a timely manner.



They're always looking for ways to ensure tenant satisfaction by improving the property and making sure that it's a safe environment.



Shiprock is a great company that does a great job dealing with tenant/landlord problems by trying to find mutually beneficial results.

Overall

When first moving into the Eustone building three years ago, my boyfriend and I were very impressed because it was the most updated apartment building that we had seen from ShipRock Management (most apartment buildings are deplorable). After a while we noticed that there was a severe house centipede infestation! We attempted to exterminate them ourselves but nothing worked (they are harder to kill than cockroaches and are not a sign of uncleanliness). We noticed that there was insecticide sprayed around random areas in the building outside of the apartments so they knew about the bug problem but didn't do much about it, nothing serious anyway.



The bugs were not the only problem in the building, however. We were forced to call about our upstairs neighbor because of his woodworking (hammering, sawing, sanding, etc.) at all hours of the day/night and they told us that they knew about it, supposedly an acceptable hobby in a studio apartment, and would give him a friendly call. Nothing was ever actually done about the neighbor, he continued to annoy us with his constant hammering all day and all night.



We also had a homeless woman living in our "secure building's" downstairs bathroom. We seemed to be the only people who were effected by this scary problem because when we called about her, they had no idea about it. The only action taken against this predicament was a sign posted on the doors telling tenants to shut all doors tightly when leaving the building.



And finally the moving out process is horrible. We had minor damages in our apartment, such as spots on the carpet that could be taken out with a carpet steamer and typical scratches/marks on the wall from everyday living (we did live there for three years so they should've expected it). The man who looked at our apartment for a final walkthrough claimed that it would cost at least $60 to clean the carpet and didn't even mention how much money it would take to paint the walls. Because they have the hardest paint color to match my boyfriend and I decided not to spend the extra money and effort to do minor repairs that should have cost the rental company less than $50. We haven't received our deposit back yet, but I'm sure they'll rip us off and take over $100 dollars, even though it should cost less than half of that.



In conclusion, don't live in the Eustone apartments because they are overpriced, bug infested, and ShipRock Management will not listen to any of your problems. I would not recommend doing business with this rental company. STAY FAR AWAY!
