Hey, Manager is good, maintenance does good, but they would be great if it wasn't for the Owner and some of the policies. Size is good, but parking sucks. They do nickle and dime you even if your honest, yet they are very cheap at the stuff they replace only to break again in the near future. They wasted their money top sealing the roadway, because its still coming apart because the seams and other water issues were not sealed or cleaned right. After the roofing got done( still see places not done right, Owner needs to look!), the area looks trashed, yet talking to neighbors, they believe that somebodies blinds that are broken is more ugly ( charged them for it!) than the grass, leftover roof material, roofers truck leaks, the road upheaval, and many other issues that make this place look like renting is to much. Look, if you think this is the place for you, then great, its in a good area, neighbors are nice, the Apartments them selves have lots of space, maintenance has good personality, and management works with you for the most part. But if you want to be nicked and dimed and loose your deposit no matter how hard you clean and repair, than stay away like the review below says, than stay away.
I have lived in this complex for 2 years. Prior to this complex I lived in 5 others. This is by far, the best place I've lived in. When I rate it, I'm considering everything from the quality of living to the trash service. The maintenance team is fantastic! They respond quickly and are thorough with repairs. At my renewal they had to raise rent that year, but in return they made 4 upgrades to my apartment as well as cleaning the carpets and touching up the paint on the walls. The windows and siding are great, my apartment never gets drafty in the winter. There's plenty of parking and they have garages too. They made a handicapped spot for me to park my van for my disabled daughter and they were super quick about it. The onsite storage is a great help and it's super affordable. Neighbors aren't great anywhere, but here most of them stick to themselves which is great! They use a security company that actually shows up (most complexes say that but you never see it). The location is perfect. Jason's Deli delivers FOR FREE. They offer pretty much every emenity. Here you get a beautiful AND affordable home. Awesome company. Great place to live. Tell them I sent you! :)
They really aren't that bad. I've been here two years. Yes, cars get broken into, but, let's face it, where does that NOT happen in this city? I do have to listen to the odd domestic dispute but not too bad. I'll say this, there are no bugs! That's quite a feat for an older apartment complex. The one bedroom I live in is very efficient. It stays cool in the summer and warm in the winter. My electric bill is always 50$ or less. The maintenance team stays on top of things as well. It's not the ritziest place in town, of course, but It's fine if you are on a budget and need an interim place to get on your feet or lick your wounds. The only problem I've really had here is the vending machine in the laundry room SUCKS! It will eat your money and laugh in your face.
It's all about how you approach your landlord. In my time at Greenbrook, I learned that it's just like any other environment where people rent. Some people are appreciative, others will complain no matter what. Charlotte is absolutely wonderful to work with, and Craig is very friendly and always looks out for you. Expensive or not, Greenbrook is on one of the best corners in Wichita. Truth be told though, for a difference of less than $200 above the price of an apartment, you get your own interior walls, no neighbor above or below, and a nice little patio, especially if you have a corner villa. Renting is what you make of it.
