Smarter Sprinklers & Drain
I have used this company twice. They are very professional and reliable. They have great customer service. They come out and take care of what is needed and do a great job. I will definitely use them again if I have other issues with my sprinklers.

In my opinion, they maintenance the property every week.. if you need a repair they are on it the same day of urgent or the following morning. The office staff are great and even when you have an issue. I have lived her going on 3 years and I'm happy with the price and area. The security and gates work properly also.

Green Earth Sprinklers
My strong recommendation – DO NOT USE ‘GREEN EARTH SPRINKLERS!’ Mike Egan came out several years ago, to repair a couple of sprinkler heads and to keep all sprinklers from watering my fence. He did a fine job and has been here many times since. Recently, we completed construction of a new pool and a huge deck and needed a new sprinkler system for the re-shaped backyard; grass and beds for around $1,400. He and his ‘helper du jour,’ Eric, brought a ditch-witch and went to work along with the landscaper he recommended in DEC, 2016. Shortly thereafter, all drains (one pool, and six deck) began backing-up during a rainstorm. This could have been a catastrophe, but my outdoor kitchen contractor dug down to the main drain (to the street) and found the main drainage line had been cut to run a PVC pipe for the sprinklers! Mike would not come out for the repair, so my contractor and two helpers repaired it all - $250. Mike finally agreed to reimburse me. Today, I find that two sprinkler heads in the front yard were never reconnected, wired, or programed? Mike has yet to care enough about this contract to make the necessary repairs, so I’ll need to bring another company back for the second time to repair his mistakes. BTW, most of my backyard sprinklers are now soaking my fence and over-spraying several areas (wrong heads?) – the original reason I selected ‘Green Earth!’ Terrible and unprofessional. No replies to email, text, or voice message unless threatened (once). Contact me if you need more information. 281.701.0658 - Bruce Clagg, Imperial Oaks subdivision.

Parking is terrible. Dog waste everywhere you walk. Dogs not on leashes. People in the pool all hours of the night.

Oak Falls Condominiums
I have lived here a little over 2 years and I have nothing but good things to say about where I live. I read the previous reviews and wonder if we are living at the same place. I can only speak for myself but I have not had any issues with any repairs or the staff. I get it things go out over time but I have never had to wait more than a day or two to have it taken care of. In a nutshell I am happy and have not seen any thing that would make me want to move.

Oak Falls Condominiums
This place is dirty and disgusting the manager is a female dog. She always snaps at you. there maintenance people that can't speak English. Things will be broken and you won't get fixed until two weeks later whenever your request for maintenance. The apartment is bein filled with ghetto people who think they are thugs and rappers. There are trash everywhere. There will be drug dealing outside of the apartment. Random cars will stop at these apartment to pick up there needs. Don't move here unless you want really cheap rent with the hood. You pay what you get.

This place is horrible. The manager kincy or whatever her name is the devil! She set up this towing system where she gets a kickback from the towing company (htown towing). They Never Fix Anything every Apartment Is infested With bugs! They will go into your apartment whenever they feel like without your permission. They bully the kids and the tenants by trying to raise rent in the middle of people's leases. They charge you for "valet trash service" 10$ a month and still have to take your own trash.have tried contacting BBB & TBA nothing has been done. I promise if I did have to I wouldn't of out any stars because they don deserve it. She needs to be fired & they need new management and maintenance that isn't lazy! Horrible horrible I wouldn't recommend this place to any body
Tips & Advices
The best time of day to water a lawn is early morning or evenings - the cooler times of the day. Steer clear of watering during peak warmth and sun activity; not only can it be potentially damaging to plants, but more water is lost from evaporation, reducing efficiency.
Provided the pressure and flow are identical, and the length of time watering is equal, there should be no difference in in the amount of water delivered between manual or timed sprinkler systems. It’s all about pressure and flow that determines delivery amount.
In the warmer months you want to water three to five times a week. In cooler months, two to three times a week should be plenty. The goal is to get ¾ of an inch to 1 inch of water delivered each time. A good rule of thumb is a little more in summer, a little less in winter. If you live in a rainy area, you might not need to manually water at all in the winter.
A check valve is a valve that only allows flow in one direction, while preventing flow in the opposite direction.
The first variable to determining how long to run your sprinklers is seasonal; the second is sprinkler output. In warmer months, or peak growing season, water for approximately 20-30 minutes a day, every three to five days. Ideally your grass wants 3/4 of an inch to 1 inch of water. In the cooler, slower growing seasons, 10-15 minutes, two to three times per week. If you use automatic sprinklers, be sure to adjust them seasonally.
