What a joke the first review is it was obviously wriiten by the management. The appliances are junk and if your fridge goes out your screwed - hundreds of dollars in lost food. The installations are the cheapest they can buy. The new cabinets were never attached to the wall and are pulling out. The new cabinets don't match the old ones (the're cardboard) so most of the renters had to prime and paint the walls. The bug problem is better though. The mold in the bathrooms is disgusting any repairs there and they dont even remove it they simply put stuff on top of it. The new vent in the bath simply blows mold into the bedroom. The pool we pay for never opens due to repairs.

I have lived here for 12 years, that should speak for itself, I have seen many positive changes in the last 10 years, more so in the last year with new managers, new staff, they are honest, fair, the rules are strict , which is a good thing, this sets standards, you have 1 individual Parking spot and Visitors Can park in a designated visitors spot, every thing is color coded. lots of improvements inside (apartment updates) newer appliances and new carpet is installed after it is determined when a resident moves out and a new resident moves in, this all is evaluated on how well the resident takes care of the unit. outside the buildings, the grounds are well kept each building has a caretaker also 1 onsite maintenance staff with 24 hour emergency on call, make a appt view the complex and a apartment then meet the staff. Its a perfect location!

I have been happy here. I was skeptical of apt life coming from a house. However I have found my time here so far at Rosedale Estates N to be comfortable. The maintenance dept and cleaning for building here is prompt and accommodating. Sondra in the office is pleasant and professional. I have had no problems with neighbors or loud noise up to this point. Seems like most people here work daily and are considerate of others. My grandchildren came to enjoy pool a couple of times and my youngest grandson just loves visiting gram here and riding the elevator.

The onsite staff is friendly and great. I managed to stop up my fiances tub drain over memorial day weekend and they had someone come out on Memorial Day to fix it. They even left us a gift of various cleaning supplies, housewares and toilet paper when my fiance first moved in. The apartments are super affordable for the square footage you get. They're a bit older (late 60's early 70's) but well maintained. You're only 10 mins from both downtowns and I'd have rated the location higher other than half of the apartments look over 694. They've got double insulated windows that cut the noise down considerably though. I do recommend it if you're looking for a decent place on a budget.

Decent neighborhood, right on busline on WSP/SSP/IGH border. Methodist Church a few blocks a way and very close to Robert St. which makes shopping easy (since a lot of people here rely on the bus). Largely Hispanic population where I live, so you'll see signs in English and Spanish and the staff are fluent in Spanish. Lots of families with small children. Amenities OK, including indoor pool and exercise room. Decor a bit dated. Rents a bit high ($690 for 1BR) so it's not the BEST value, but... which is why I give it 3 out of 5. Management, though, is very professional.

It is a very nice 3 bedroom apartment. The problem is the person who mantains the apartment. Every time I call him about problems he tells me that I am not using it correctly. Very abusive. I ordered a TV and I told the delivery people to call me so I could let them it my apartment. They came and the maintience man let them in and knocked on out door at 8:30 AM while we were still sleeping and the opened our door to let them in. We did not give him permission to do this and I called the police and they said he has been doing this for 5 years. The Oaks of Heatherwood building looks nice. That's a fact that can't be disputed. It's far from other buildings, and surrounded by trees. They get lots of mileage out of their hokey ""Outstanding Property"" award. But behind the pretty facade, there's another story. This is just another big corporate-owned building, and with two-faced management, hints of discrimination, and some serious maintenance, building, odor, and ventilation issues, these Oaks need some trimming. \r \r Beginning with the property manager. As the ""face"" of the management, she'll certainly meet you with a smile and promise you the stars. Unfortunately, she is only pleasant and saccharine-sweet until you've signed the papers. After that, she becomes passive-aggressive, and completely inflexible about even the smallest of issues. Our first week there, we left ONE soda can on our deck for ONE night, and got a letter the next morning, threatening to charge us a $75 fee for ""trash removal"" if the can wasn't immediately removed. \r \r In fact, the rules for all kinds of minor issues seem totalitarian. If you rent a car and park it in the lot, they say they'll tow it immediately if you haven't registered it in the office. They try to charge residents a standard $75 fine for everything from items on your deck, to putting a welcome mat in the hall, to not cleaning your air conditioner filter when you move. \r \r They also arbitrarily change rent amounts, probably based on turnover. We paid $800 for a 2BR, and the next month they advertised an ""Open House Special"" for $700. When we tried to renegotiate our lease, management dismissed us by saying we had signed a legal document that couldn't be changed. \r \r Worse, our Hispanic neighbors told us stories that involved very callous treatment by the manager and other apartment staff. They were charged fees for all kinds of minor issues. The manager even threatened to have the daughter arrested for fraud when she signed a document in place of her mother...the mother did not speak English, and had asked her daughter to be her interpreter and sign for her. \r \r The floors and ceilings are paper-thin, and after 40 years or so, they're very squeaky. We could hear our upstairs neighbor's cell phone when it vibrated! Voices, footsteps, music, and TV's are all clearly audible through the ceiling or floor. Expect many sleepless nights, especially if your neighbors are up late.\r \r The halls have no ventilation. When it was humid, the smell of cat urine in our hall was nearly overwhelming. And due to the poor ventilation of the apartments, the air is always stale and stagnant. The elevator and garage often smelled moldy and musty.\r \r When it comes to repairs, we needed a few, and all of them were pretty half-assed. When a replacement tub faucet was too short, they just filled the gap with a huge amount of caulk! They burned the tiles getting the old ones off, too. Everything in our apartment was about 30 years old, including appliances, trim, counters, and cabinets. \r \r Oh yeah, that ""Outstanding Property"" award? It's drawn monthly, and anyone, anywhere can submit a property. Turns out, an ""anonymous resident"" suggested the Oaks of Heatherwood. It was also nominated six months after the new management company bought the building. Was it submitted by the management themselves, in a case of ""tail wags dog?"" You decide. Here's the text: \r \r ""The staff are kind and keep the building meticulously clean. The property is picturesque, especially with the blooming trees and flowers. They would recommend anyone to live there."" Uh-huh. Does that sound like a sales brochure? It's practically a copy of their Craigslist ads! \r \r Although it's not a total slum, I've lived in nicer apartments for the same amount, or even less, and I've had truly friendly, reasonable landlords that were willing to be flexible. I am a current resident but don't think that I would recommend this apartment (or the related MacLaren Hill next door) to anyone. While I think that the apartments are nice and reasonable, I am more concerned with the safety of the area and residents. There have been many car break-in and burglary in the past few months. I was a victim to an attempted burglary of my vehicle that resulted in vandalism. The management is aware of these events that have happened but do not seem to be taking any steps to improve the area and prevent these incidents from happening. Suggestions have been given to management to help improve these grounds/area/residents but they seem to be ignored. While much of the vandalism has been in the parking areas at this time I am concerned that it may move to the apartments and put residents at some sort of risk. I will admit that I am naive when it comes to stuff like this, but I really don't trust this area and would not recommend this location to a friend. While the staff is nice and easy to get along with, I think public safety in the area is the main concern and don’t feel anything is being done about it to improve the area. The train tracks are very close and REALLY loud. It make it hard to have your windows open because it is hard to talk to others or listen to the TV when they go by. They go by really often. If you are a light sleeper, this place won’t be for you.

I have stayed in some pretty scummy places in my time, but this one tops them all! First off it is way too expensive for the living conditions. our neighbors ALWAYS had company over, and were usually drunk, so naturally they were loud and because the walls are so thin we couldn't ever sleep till early hours of the morning. But when late night conversations turned vulgar, it crossed the line. People talking about sex in the hallways and all the promiscuous and grotesque things, I couldn't take it. We wrote several written complaints to the manager and nothing was ever done. There were parts of the lease that were hidden and we didn't receive one dollar of our deposit back and were actually charged extra because their sinks ALWAYS clog up and apparently thats our fault. Maintenance is awful, customer service is a joke, and this was without doubt the WORST decision I have ever made in deciding where to stay. DO NOT STAY HERE, I am warning you! Take my advice and learn from my mistake. PLEASE!

If I could choose no stars I would. The manager here is very rude and very uncaring. We had to deal with very noisy neighbors and had to call the cops over noise complaints because management REFUSED to deal with it in any way. We have even been treated unfairly since moving out because the manager outright didn't like us and put a black Mark on our credit history. And filed false claims against us. They kept part of our security deposit for replacing the carpet even tho it was old when we moved in! And claimed we were responsible for "damage" to it when there was no damage!

I lived in these apartments for over a year. The building itself is ok, however it is very poorly insulated so be prepared to hear the people above and next to you talking and walking around. I could hear the people in the unit above me using the bathroom, flushing the toilet, and closing doors and cabinets. \r \r When I was moving out, David, the manager asked if I could leave a week early to accommodate a new tenant who wanted to move in right away. I agreed and worked non-stop for 2 days to move and clean up. When the keys were being turned in, David proceeded to say that even though I was leaving a week early, I still had to pay rent for the week. Earlier he had said the rent would be deducted if I moved out early. Now he said that I hadn't gotten that in writing so that wasn't the case! Supposedly now he wasn't sure the new tenant was moving in early and I had to pay. I made it clear that I had worked hard to move early and I would absolutely not pay him rent after I had moved out! \r \r David called me later in the day to apologize and admit that the new tenants were moving in and I didn't have to pay the last weeks rent. The whole situation was extremely unprofessional, and downright shady! He was obviously trying to collect rent from two tenants at the same time. I would recommend staying away from here!

The apartments are expensive and less than average - old carpet, cheap appliances and cabinets, thin walls (so you can hear everything your neighbor does), etc. Say goodbye to your security deposit the day you move in because management will do everything they can to find a reason not to give it back to you.

My oven stopped working,I called to inform them about the issue on Friday, I didn't here about them till Monday (isnt this supposed to be treated as an emergency? )my sink leaks since the first day I moved here, it's been 4 months, I called, talked to the "manager none has done nothing about it ".I'm considering breaking my lease contract with them

I recently rented from this company and was displeased with most aspects of their service. Their apartments are overpriced. While they do not seem to be significantly more expensive than other properties in the same area, the fees charged for pets, parking spaces, laundry, etc, are exorbitant. The service is also unsatisfactory. They generally take an unacceptable amount of time to respond to problems, even problems that are quite urgent. The office is difficult to contact, and even during the stated business hours it can be hard to come pay rent. The staff is not very knowledgeable. Finally, in my experience the company tried to get as much money as possible out of renters. They claimed I had not paid rent even after they deposited my check, for instance. They also charge very high "cleaning fees," and exaggerate the costs of repairs to keep more of a security deposit. Please rent elsewhere!

Heres the deal, I'm not the kind of person that has enough time in the day to sit down and write poor reviews online. However in the case of the Burlington Apartments I'll make an exception. In hope I prevent some poor person from making the same mistake I did... This place is the absolute worst rental/customer service experences I have ever faced. This doesnt stem from one seperate occasion... Since we moved into this overpriced dorm we have seen such ridiculous things come from this apartment and there staff. The staff at this place is enormously rude and discourtious. They act like its your priveledge to pay them over a thousand dollars rent each month, when it should be the other way around. The people in the rental office seriously wouldnt know customer service if it jumped out and crawled in the asses... Im talking like 13yr old teenage girl attitudes... no joke.. As far as the facility, its run down and dirty(except the unit the demo when your looking to move in)... Ive been walking up the same half painted half primered stairwell for three weeks and counting now. Oh yeah as soon as you walk into the stairway to hell, make sure you dont step in any fresh college kid urine, as half the carpets are spotted and the air is musty and urine filled. The carpets throughout the building look like they were installed in the late 70's sometime.... Youll sleep terrible at night as a train goes by every 15 minutes, train is literally located directly outback and shakes the apartment a bit, so thats nice... It does break up the sound of frat parties and loud music from time to time so thats nice.... Theres absolutly nowhere to park your car besides there overpriced garage units that will cost you a cool extra 100 dollars each month per car... If you cant afford that like alot of folks these days, your walking... far... groceries dogs kids it doesnt matter... Also be carefull its not grass mowing day as they will shoot 5lbs of grass/rocks/debris all over your car... They dont even attempt to shoot the grass the other way... happened all summer, every single time without fail... There weightroom is nice if you like working out with 11 screaming kids inside the gym on average, running around like its a playhouse... theres always a busted piece of equipment that takes weeks or several months until replaced or fixed. Treadmill hasn't worked properly since i moved in 10 months ago... I could type a small novel on how bad this place truly is, your best bet is to look elsewhere as this place is way overpriced and seriously the staff upfront is a joke.. I think residents here are figuring it out as I see 3 times the amount of people moving out as I do moving in... Theres lot of other places that will treat you right and appreciate your business.. The caretakers and manager were very nice, but the property manager never returned any calls! Also, the cops were there almost daily! I would NOT recommend it!

Management is letting go of our lease with no explanation at all. We know we're not the first to have problems with management. Workers past and present here don't like how they're treated. Past and currents residents also said they weren't treated well. Examples of behavior by management includes: micromanaging, lack of communication, pushing two-children families to leave (though fire code permits two), heavy fines for late rent and other rules here, unwelcoming, won't fix problems in apartments and/or denies the problem. Management removed a third of the garages, said they'd replace them and never have. Lastly, MANAGEMENT RAISED RENT FOR EVERYONE to fix their OUT-OF-DATE ELEVATORS; the letter was sent to everyone.

The Provinces is filthy. On top of the poorly kept facilities the management personality is worst. Poor communication and little regard for tennants is commonly displayed. This is a low-income apartment complex. Very few families pay full price that live here. Management has been heard to say less then tasteful remarks regarding income levels and ethinticity. PLEASE READ BEFORE THINKING OF RENTING HERE! THIS IS A HONEST REVIEW. By far my WORST renting experience. The staff is rude/invasive, they come up with excuses to go into your apartment, they let strangers into your apartment 2 1/2 months before your lease is up to show it, the garage is very moldy and in disrepair, the dryers and washers don't don't clean or dry your clothes right so you have to pay to dry or wash them twice. If you value privacy or have nice stuff you don't want the world to see I suggest going anywhere else because their staff will let themselves in often and show your apartment months and months before lease is up soon as they know your leaving. Once you move in expect your rent cost to increase after your lease is up and you want to renew, they know you don't want to go through the work to move again so they jack up the rent which is already way over priced. The appliances look nice but they were the cheapest stainless steel appliances money can buy and barely function. When you move in they have you fill out a form which indicates what things already broken, please note they will let themselves into your apartment without telling you to "look" at whats broken and in my case they let my pet out and never fixed the broken items. If you meet someone and would like to give your "other" a key for your place it wont happen because they are not on the lease. My car has been broken into several times, in the storage rooms you will see holes where someone ripped the cheap locks off and gained access to your storage. The apartment is really un-insulated so you will hear your neighbors kids next door or you will hear them running up and down the hallway. I will update this review once I have moved out to let you know how the damage deposit goes, I am sure that experience will be just as fun. I wish I had read reviews before signing a lease here...
