I am an owner of a rental property in Rochester, NY. I had been using ROC Property Management as a property management company for the last 5.5 years. I have two main concerns about ROC.1) Communication: During the last 3 years I had tried numerous times to get ROC to return my calls and e-mails. I feel most of my attempts to contact them were ignored. If I had a question or a concern I called ROC. I would almost always get voice mail and I would leave a message. A day or two later I would follow up an e-mail because I would not get a call back. After waiting without any response from ROC I would start calling throughout the day until someone would finally answer the phone.2) Breach of Contract: (My main and ongoing complaint) ROC has breached their contract 16 out of the last 17 months. The Property Management Services Agreement states that they will, "Collect and distribute rent payments by the 10th business day of the following month." I have received rent payments on time only once in the last 17 month. On average it is 21 days late, and twice it was at least 52 days late.I have terminated my contract with ROC and I am waiting for the last 2 months rents.I DO NOT RECOMMEND ROC Property Management, but I am giving them two stars because I have received rent payments and they have repaired the structure.

As a professional in Rochester New York I have always been looking for a place where I could buy clothing for my workplace as well as display my faith as a Christian. Your inhouse Tailor was Fantastic. We bought a Tux and it had to have major work on it.Moving the shoulders, taking in the under the arms and sleeves hemming, and that was just the jacket. Project Runway had problems fitting bigger plus size people, but this Tailor was superb, with his skills it fit to a "T" and looked so good. Thanks to this gentleman Tailor everything was perfectThanks again for the wonderful job

Called several contracting company's that never showed up.Called A-S contracting and they not only came On Time but they completed my roof in one day.I have since called them for my door n several other projects and they were always on time with reasonably low prices!!! I have referred them to several friends and relatives which have thanked me time and time again...

A review long in the making. Used this company three years ago to build a complete walkway and retaining wall for me and I could not be happier. Been through a couple of very tough winters and still looks like the day it was installed. great price and quick work. They cleaned up after themselves and made sure I was completely happy. Well done guys!

Great management company. I have never had any issues with getting any maintenance issues addressed and they allowed me to have my 2 dogs with just a fee down and nothing additional monthly! I love my apartment and the rent is cheap for this area.

If there is ever a dispute regarding payment over the course of the project, a contractor or subcontractor could place a payment claim, or lien, on your property. To avoid this, ask the contractor to sign a lien release, which is a legal agreement that states that any payment accepted is final. This can come in handy if a contractor has his or her own payment issues with their subcontractors. Signing a lien release form certifies that any payment made by a client to the contractor is enough to pay for any goods or services rendered.
Absolutely ask. Paying too much up front offers the homeowner minimal leverage if the quality of work does not meet expectations or contractual specifications. Try to establish a reasonable pay schedule, such as paying 10 percent of the total cost for each 10 percent of the work that is completed. Include this payment plan in the contract, as well.
Before any money changes hands, there should be a contract to sign. Make sure the specifics of the work and all costs are listed in the contract, including details. If you forget to have something included in the contract after signing it, there's rarely a chance of recourse.
Ask the contractor for proof of their certification before signing anything, as well as their proof of insurance. You should also check your homeowners insurance policy to see if they offer coverage for contracted work. You may want to call your insurance provider and ask for more details on what your plan will and won't cover.
