I lived in a house in Milton, FL that was managed by Sunquest Properties from December 2010 to July 2013.Over the 2.5 years I lived there, I found Sunquest to be an extremely easy company to do business with. For the most part, those 2.5 years were just me paying my rent on time and not really having much interaction beyond that.At one point, my septic tank was full and the was a bit of backup in my sinks and tubs. Pretty gross, but I called Sunquest and Teresa was very helpful and got someone out to pump the tank immediately. No disputes about paying for it, no hold up, no delay. They even paid for some septic treatment packets to be added each month.Since most of the reviews seem to focus on the checkout and deposit, I'll say I didn't really have problems on that front. My inspection was scheduled in a very rushed manner because my mortgage company kept changing dates on me, but Tina was very flexible and made an appointment to meet my deadlines. She simply came into the house, took a bunch of pictures with her digital camera and told me they would be compared to the pictures from the last checkout to determine what my responsibilities were. She was very friendly and courteous. Now, I will say that we worked HARD on getting that house ready. We filled in all the holes we made, painted over them, cleaned the windows, etc. But the thing is, these items are all specified in the documentation I got at the time I moved in, so while strict, I knew what I was getting myself into.At the time of inspection, there definitely was some normal wear and tear. The walls had some dull or shiny spots from normal wear or fresh paint. Little marks here or there, and there were a number of items from the previous tenant. Namely, they had "patched" the carpet just by stuffing a square of carpet under the baseboard, some paint stains in one of the bedrooms, and some weird depressions in the bathroom wall. On top of the normal stuff, there were some other things I just outright damaged and can't really excuse. Most notably, my 16 year old sister-in-law spilled some ramen noodles on the carpet 3 days before my inspection, and the stain was rather obvious. I haven't gotten my official paperwork back yet, but I was notified this morning by Sunquest that they'd be returning all but $160 of my initial deposit. Really, it's fair and I'm happy.Your experience may vary, and I'm not claiming that Sunquest is perfect. However, the claims of "criminal" and being illegally billed "thousands" of dollars certainly doesn't match my experience. Given how professional and nice all of those ladies were to me during my stay, I'd assume the other reviewers must have trashed those houses, honestly.I'd recommend Sunquest Properties to my family members.
We are moving from VA to Pensacola and have been endlessly looking for homes for nearly a month. It's difficult when every property we found was already under contract to be leased. The one property we kept coming back to was never available for show because it was not cleaned yet. It was on the lower end of our price range and had the amount of bedrooms and bathrooms that we wanted includeding lots of storage from a shed and 2 car garage. The pictures on myhomespot.com for the property looked great and it was a relatively new house. After calling and talking with the property manager, Rachael Kettler (she is the sweetest, patient, helpful, and very professional), she assured me of how easy the application process was and indicated that we can apply online and once approved can put a hold deposit on any of the available properties on their website. We applied and we were instantly approved same day. We took the plunge and inmediately put a deposit on the property site unseen. We checked the webite the next morning and the house was taken off. We spoke with Rachael who assured us that everything would be cleaned and move in ready for us. Rachael verified our move in date and will be emailing us the lease for electronic signature, we can pay first months rent online, and we'll also be able to move in over the weekend because our keys will be in a lockbox. This has never been any easier. After weeks of searching it took us only a day to secure our new home through myhomespot.com and Rachael's amazing assistance. She took the stress and anxiety out of everything. We couldn't be more excited to finally have a home waiting for us in FL.
Me and my family have never had any problems with Perdido Sands, we've rented two separate properties from them over the past two years. When we left the first one they gave us a list of items that needed to be cleaned, which was very long, but we used it and had no problem getting our security deposit back. Both houses were in great shape and they always fixed things right away, unlike a lot of the dingy, smelly, run-down houses we've been shown in the area by other companies. AND they actually answer the phone when you call, even on the weekends. We tried to rent from My home SPot once, we couldn't even get them to take our phone calls.
When my husband and I were ready to buy a condo or home in the Pensacola area, by a stroke of luck, we ended up contacting Miriam Rowland with ERA. That was one of the best things to happen to us. Although we weren't sure exactly what we were looking for, Miriam figured it out. With her guidance and patience, we were able to find our dream home. I would 100% use Miriam and ERA again, and would also recommend her to others. She made the house hunt an easy and fun experience.
I've had the pleasure doing business with Ted, Mike, Clete, and the rest of the staff now for over 4 years. They are very professional, honest and work hard for both owners and tenants. Yes, if you're being dishonest or fraudulent they will call you on it, tenant or owner. I think that's the way business is supposed to be conducted, fair and honest for all involved. Keep up the great work!!!
