At the beginning of our process, we were told for two weeks that we were waiting on the lender to appraise the loan, and then had the lender called us wondering when they were going to get the rest of the home contract from Titan. After much back and forth with Titan repeatedly telling us the lender has everything, and the lender saying they haven't received what they need from Titan, we did finally get to close on our property and home. (There were many other delays AFTER that, that were not Titan's fault as well, to be fair). Then, after closing, our home was both delivered and set without them telling us about it (even though their contract says there will be a phone audit before those two things happen, whatever that means.) When we asked for the contact information for the contractor(s) doing the well, septic and propane, or at least their schedule, we were told they would email it to us, but didn't. We had to ask a couple more times before they finally did. Our estimated move-in date was today, but this weekend we were told (for the first time) by someone at Titan that we need to call the electric company to have poles put up. (Something we would have taken care of a while ago if we had known--if they hadn't told us since the beginning that they take care of everything for us.) Another person at Titan told me that was a mistake and they will take care of electric and propane for us, and told us she would confirm with the manager and call us right back...but never did. Overall our experience with Titan in Oklahoma City has been that they are nice people who seem to be selling nice manufactured homes, but don't know what they are doing (what the process is supposed to be), and are really bad at communication.
Pressured to place deposit, told I would hear a reply in 3 days after being sent to 5 lenders to compete for the best rate. Did not receive a callback, after reaching Titan Factory Direct in Georgetown, Tx I was told that it was sent to one lender and they were not able to approve the loan for various reasons. If you want a park model home, go somewhere else. They will try and pressure you to purchase a HUD model after they lead you on for over a month about "additional resources." I do not understand how Titan Factory Direct is going to stay in business if they have models that they cannot get financing on. Good luck if you try are trying to deal with Titan, it is not fun.
