Maintenance Free Contracting and Plumbing
There is a reason John has amazing reviews. As a young college student far away from home, I really had no idea what to do when I woke up to a busted pipe and flooding in my basement this morning. I'm naive when it comes to home repair and maintenance, and being far from home, had no idea where to go for a plumber except Google. I'm so glad I did. I saw John's company listing and read his reviews. I can now do the same. He managed to fit me into his schedule the SAME DAY. When he arrived, he found the problem, fixed it, and charged next to nothing for his service. Unlike other local plumbers who would have taken advantage of my naivety and charged $300 just for showing up, John charged a total of $120 for the ENTIRE service. I literally could not believe it. I can't say enough about this guy! Now I know where to go for the other few things around this house that need repairing. Seriously, if he's not already, he should be your GO TO GUY.

John is our "Go To" guy. We live about 90 miles away and haven't been to the house in a while. We called him to fix some water damage to a rental property. He not only fixed that, but a few other things we didn't even know was broken! He also filled nail holes in the walls, replaced heating pipes, insulated pipes that hadn't been previously, fixed a drain and created a nice, stable deck out of one that was unsafe. His wife was also great. She touched up floor paint that was accidentally stepped in and made sure everything was clean and tidy before they left. All this and he stuck to his estimate!! They are trustworthy, honest, fast and their high level of craftmanship is second to none! I would (and will) recommend Maintenance Free Contracting and Plumbing to anyone who needs a contractor.

I highly recommend John and Maintenance Free. They quickly and efficiently fixed the problem we had. Very professional. We had a large leak in one of the drainage pipes in our wall. John and his crew were able to fix the problem and repair the wall, saving us the time and energy of dealing with two different contractors. As an added bonus, they fixed a few minor problems we had with no additional cost.

I called to have siding installed and repaired, as well as have problematic roof joists replaced. Bob and his professional crew gave me a quote on the same day, then began work the next morning. This team is hard-working, polite and knowledgeable. They saved me money, using their own materials and maximizing what I had available. I highly recommend this company!-Whinston

Wonderful, FAST, friendly service! Clean, neat, professional all the way! Definitely would recommend this company to others. I called one afternoon and I had a new toilet installed the very next day. John was extremely careful to ensure all the water was removed from the old toilet, all debris was cleaned and removed. Very happy customer!

I know a bit about plumbing so when I couldn't fix it I knew I had to call someone. Went through two different plumbers before maintenance free stepped in and made the other guys look like chumps. Don't waste time shopping around , these are the only guys you'll need.

Tips & Advices
If there is ever a dispute regarding payment over the course of the project, a contractor or subcontractor could place a payment claim, or lien, on your property. To avoid this, ask the contractor to sign a lien release, which is a legal agreement that states that any payment accepted is final. This can come in handy if a contractor has his or her own payment issues with their subcontractors. Signing a lien release form certifies that any payment made by a client to the contractor is enough to pay for any goods or services rendered.
Absolutely ask. Paying too much up front offers the homeowner minimal leverage if the quality of work does not meet expectations or contractual specifications. Try to establish a reasonable pay schedule, such as paying 10 percent of the total cost for each 10 percent of the work that is completed. Include this payment plan in the contract, as well.
Before any money changes hands, there should be a contract to sign. Make sure the specifics of the work and all costs are listed in the contract, including details. If you forget to have something included in the contract after signing it, there's rarely a chance of recourse.
Ask the contractor for proof of their certification before signing anything, as well as their proof of insurance. You should also check your homeowners insurance policy to see if they offer coverage for contracted work. You may want to call your insurance provider and ask for more details on what your plan will and won't cover.
Yes. Plans for how the work site will be cleaned at the end of each day as well as at the conclusion of work need to be put in writing. An experienced general contractor should make every effort to keep the workspace clean and prevent dirtying or damaging any other area. Even so, talk with the contractor about the daily schedule, the logistics of transporting workers and equipment, and how cleanup will be handled.
