Summer time is not bad. Maintenance is kept well and very responsive to problems. Winter time however is the worst I have ever seen out of a complex. For this reason, I would encourage you to not rent here. Electric bills for heat will cost 300+, and that's more than a house, for only a 800 square foot apartment. The walls are poorly insulated, windows poorly installed, subfloor not insulated, heating vents not installed correctly and sliding glass doors poorly installed. The results of this are as follows: Your heater which runs on electric will constantly run as it never stays warm. Cold air blows in through the heat vents due to poor wall insulation. Cold air comes up through the subfloor and carpet. I have all windows and sliding glass door weatherized for winter with shrink-wrap weather seal, a blanket is tucked at the bottom of the sliding glass door to stop drafts. The cold air coming up from the subfloor and carpet has mixed with the warm air by the sliding door, causing ice to form on the inside of our apartment. The heater vents blow so much cold outside air in, that we have to tape them all up to stop the airflow. We are forced to use space heaters because of this. Last year when under contract, we payed 300+ electric bills for 4 months. If we weren't in the middle of finding a house, we would not be here. I would look elsewhere.
Moved in here Aug 2015 and this has been a bad experience. The manager is very inconsiderate of his tenants and mean. He does not care about the tenant and only about his comforts. Have had squirrels in the ceiling attic area since about two weeks after moving here, and have notified the office management numerous times, yet the squirrels are still there. Their employee put up a wall at the carport, leaving me only 2-3 inches of space to get into my vehicle. When I called the office, all the manager, had to say was, "Well, do you think that maybe he did not knock on your door to have you move your car because he could get the wall up without you having to move your car?" The only thought I have in response is, "What about me? What about the customer? What about the person who pays you more the $700 per month?" Part of that $700 includes "Good customer service." Not getting treated like I am nothing less than dirt. My word on this place, or anything Edward Rose and Sons owns.... run while you can!
Nice apartments, cozy and quiet, but it ends there! The building is infested..Sure,they take preventative measures and,if they find something they are quick to act on it,but thats not good enough for me! All sorts of vagrants are moving in and bringing their " buggy " friends with them So I would definitely NOT recommend this place..
Honestly, if I could rate this lower than a 1, I would. Worst management company in the Kalamazoo area. Not only are they completely irresponsible with the money given, they are terrible with customer service. As a renter, several of my roommates over paid on a few months thinking we would pay less on a few months and they never returned the money when we over paid. Now, at October (3 months after moved out), I am still waiting to receive my money when they owed me this money in July. I DO NOT recommend paying through their website. Once you move out, they will continue to charge your account and will NOT refund the money back to you. Their tenant agreement is unfair and they will try to charge you on every little thing weather or not your housemates did any damage to the place. Extremely bad at maintenance requests. In fact, they are so bad, they wait a full year to fix a dishwasher and cabinet and expect us to pay for a damaged cabinet that had been there the day move in. Overall, not true to their word. Extremely dishonest people. Please, help yourself and do not rent from them. There are many other places in Kalamazoo that are more affordable and do a better job renting places out.

I'm a college student and I came (well tried) to do a tour here for a study of aging paper. I picked this place because of the location but also because I thought it was unique from the other choices I had. I was wrong, it was impossible to contact anyone over phone, after trying repeatedly I just did a walk in, no one was in the office and I got laughed at by the residents and also a worker when I explained why I was there..for a tour. Although I was there for a different reason, I don't recommend this place, very mean and unprofessional.

Please DO NOT live here! I saw bad reviews, but I figured they were written by grumpy people, but I should have listened! Save yourself the headache and live somewhere else! The staff are only nice to trick you into signing a lease. Once you start asking for help, such as to get things fixed, they start to show their bad side. I once called with a maintenance request, and I heard the 2nd girl in the office said "that b**** callin with another f**king problem?" in the background. The apartments have thin walls and ceilings. The washing machines and dryers don't always work, even after getting maintenance to come. Some apartments smell like cigarettes, even though smoking is prohibited. Other times the common hallway smells like weed.
