The manager charges fees for everything. I mowed my grass on a Tuesday instead of Thursday and I get charged $20.00. Every month she gets me for something stupid like this and Legal Aid won't help. Also the manager has cursed at my kids, very unprofessional. I can't wait to move:( it is beautiful, but not this.
I have lived here for 2 years, which I've been feeling very well, always fix things in time, the streets are clean, they are very picky about care homes but I q is created for us to live better! I am very satisfied with my stay at the Oaks.
The Oaks in Jerome Idaho, managed by Horizon property management is THE Worst place I have ever lived in my adult life. Most invasive, intrusive, unreasonable place I have ever lived. They will do up to four required inspections per year and will treat you like a child giving you write ups for having clothes on the floor, dust on baseboards, dust on ceiling fans, dust on fixtures, or even dirty dishes on the counter. Plus twice a year they will come into your home to change smoke detector batteries and WILL NOT allow you to do it yourself. Plus once a year they will enter to check/change your furnace filter.
They have a pest addendum that states you are responsible for any costs related to pests no matter the source of the pests. If it is necessary for the Owner to do pest control for a whole building, or entire complex you will pay a portion of the bill regardless of the source of the pests.
Our unit, upon moving in, had a pre-existing small black ant infestation. These small biting black ants were a problem the whole year round, even got worse in the winter. They appeared to be living in the walls, we would find these ants in every room of our unit no matter how clean we kept it. The exterior of each unit has rock beds that go right up against each home. These rock beds are infested with wolf spiders and dangerous hobo spiders along with millipedes and other spiders we were not able to identify. During the months of July, August, September, and October these spiders and millipedes became an every day and night problem getting inside our unit.
When we moved in the hot water heater was defective, the dishwasher was defective, the garage door didn't work, and some kind of safety hot water cartridge in the second bathroom shower/tub was blown resulting in no hot water to that shower/tub.
The maintenance man immediately told us for $50.00 he could buy a new cartridge locally, otherwise it would have to go through corporate and could take several weeks.
When a dishwasher tech came to inspect the dishwasher he promptly told us to stop using it because a solenoid was overheating and could cause a fire.
They replaced it with the exact same make and model dishwasher, and approximately one month later while using it I smelled the stench of burning plastic! Fortunately we were home and all awake. I turned it off and cut the power to the dishwasher at the breaker box. The exact same part in the dishwasher had overheated and started to melt and burn plastic! After that it took them six weeks to fix our dishwasher, because it went through their corporate and they were trying to decide if they should replace it with a whole new dishwasher or pay to have the faulty parts replaced.
As part of their lease they will put a lien on ALL your property including everything in your home, garage, and external parking space. Everything you own including your car/s! This becomes effective upon any rent or fees being due and unpaid, at which time they will come into your home and take inventory of everything you have.
My wife and three kids lived at The Oaks in Jerome for one year and in that time they entered our unit 22 times! Several times without any advance notice. We were never late on rent, we never had any complaints of any kind by other tenants or management. We passed every inspection and we were never written up.
Our neighbor was a single woman and she stated the maintenance man entered her unit twice without notice while she was in the shower!
In my opinion The Oaks in Jerome is the most invasive, intrusive, unreasonable, communistic living environment you will be able to find.
