Federated Management Group, Inc
Do NOT let Dianne be your realtor. She took my application for a house to rent and did not process it for over 5 days. She said she was waiting on rental history that she never requested. House was rented within 2 days by another realtor on same property. Instead of being honest, Dianne processed the application on an already rented property and found bogus reason to deny all so she would not have to refund application fees. I reached out to management and nobody took the time out to contact me back. What thieves!!

Michaelson Realty Group
Terrible customer service. Never got a letter of intent to subtract from my deposit. Made up claims about heavy pet urine odor to replace the carpet at my expense. Give you the run around when you try to dispute.

Rebate Rentals.Com Realty, Inc.
Ming was very rude and unprofessional employee. When I provide all my info before checking apartment and paying application fee they told me I should be ok. After I wasted my time and money for application Ming told me in a very rude way I need to pay waiting period rent , ( from today date till actual moving in date)double deposit and when I asked next question she just disconnected phone in a very " redneck" way. It is not trustworthy company and there is a much more unprofessional manner. I honestly recommend any other company to do business with. Ming just use anything and everything to get money

Kingdom Management
They ask to be contacted by email but always say they never received any email. If you call them you will ALWAYS go to voice mail. After a month of trying to contact them I still haven't been called back. I've even asked to speak with the owner but again (you guessed it) sent to voice mail and not one returned call.

Federated Management Group, Inc
After having had several incompetent managers at other management groups, I have been very pleased and elated with the experience I have had with Federated. I have since terminated my relationships with other groups and I have brought all of my business to Federated.

Real Deal Ventures
This company is terrible! We rented one of their properties and upon leaving a representative did a final walkthrough with us stating everything looked great! Then when it came time to return our deposit, the kept almost all of it stating they repainted due to cigarette smells, no one ever smoked inside that home the whole year we lived there. If it smelled like cigarettes then why wasn't this addressed at the final walkthrough? Instead of saying everything was great?? How can a home smell of cigarettes when no one smoked inside the house?? Rip off artist. Scammers! Beware of this company and do not rent from them!!

Innovative Property Solutions
Aaron Cooper lacks professionalism. I explained to him how rude he was.... once I did so my application went from being approved to not being approved! The interesting thing is I was approved since November and on 01.31.2017 I was also sent approval! He should not take his personal issues and involve them in business.

First Place Management
There is a reason why the Better Business Bureau's Jacksonville chapter lists an F rating for First Place Management. You will NOT get your security deposit back if you rent one of their properties, no matter the condition upon move out. They are small town scam artists. I honestly left the town home I rented in better condition than the day I moved in. Spent over $500 to make the place look immaculate upon move out; professional carpet cleaning, matching and painting walls, preventative pest treatment, etc etc etc. They still found a way to cheat me out of half of my security deposit. Charged me for things like "cleaning behind appliances" and "dirty light bulbs". On top of that, there was a severe mold problem inside of the AC unit and they did NOTHING about it. I had chronic sinus issues until the day I moved out and I'm concerned about the long term health ramifications. I have disgusting pictures of this mold infestation. And then they had the audacity to charge me for AC maintenance bills accrued during my stay - it's absolutely surreal. My experience with First Place Management should be on the local news. Do yourself a favor and deal with a well known realty service, not these small town crooks. You have been warned.
Tips & Advices
The best time of day to water a lawn is early morning or evenings - the cooler times of the day. Steer clear of watering during peak warmth and sun activity; not only can it be potentially damaging to plants, but more water is lost from evaporation, reducing efficiency.
Provided the pressure and flow are identical, and the length of time watering is equal, there should be no difference in in the amount of water delivered between manual or timed sprinkler systems. It’s all about pressure and flow that determines delivery amount.
In the warmer months you want to water three to five times a week. In cooler months, two to three times a week should be plenty. The goal is to get ¾ of an inch to 1 inch of water delivered each time. A good rule of thumb is a little more in summer, a little less in winter. If you live in a rainy area, you might not need to manually water at all in the winter.
A check valve is a valve that only allows flow in one direction, while preventing flow in the opposite direction.
The first variable to determining how long to run your sprinklers is seasonal; the second is sprinkler output. In warmer months, or peak growing season, water for approximately 20-30 minutes a day, every three to five days. Ideally your grass wants 3/4 of an inch to 1 inch of water. In the cooler, slower growing seasons, 10-15 minutes, two to three times per week. If you use automatic sprinklers, be sure to adjust them seasonally.
