Mr. Cleary agreed to repair a few soffits and fascia on the roof overhangs and also to repair the gate on our wooden fence. He said he would start the work between 9:00 and 10:00 AM, and he arrived around 10:00 AM, but he came without the materials he had agreed to buy for the project. It turns out that he was working on another project a few blocks away, and he was devoting an inordinate amount of time to that project to the detriment of starting work on my project as agreed. I waited patiently for him to to start the work, but when he turned up later, he had a sofa in the bed of his truck that had been junked and that he had decided to salvage. After transferring the sofa to his work partner's truck, he left and didn't return for more than two hours. Eventually, I telephoned him to find out what was delaying him and he said that he had a flat tire and had to have it repaired. Even after he finally started working on the agreed project, he left at least once to deliver a pair of shears to the worker at the other project. When I inspected the work, it was evident that he had used untreated lumber on the fence gate and he also had used thinner than warranted plywood on one of the soffit repairs. He is a pleasant individual, and it may be that he was having a really bad time, but I would not recommend him because he started nearly four hours later than agreed, he didn't give the job the priority it deserved, and he appeared to have skimped on the materials needed to do the job correctly.

Work performed was poor quality. Took 3 times as long as originally promised. No respect of my home. Sheetrock looks horrid, no even sanded down lines of mudwork. Groutwork..awful. All around disaster.

When buying a new home, especially when spending over $300K you expect quality. The homes are nice and large, but the quality is not there. Their trades are abismal at best. Our ceilings are different shades of white in different rooms, our trim is different shades of white throughout the house, every drywall seam is visible, every ceiling seam is visible (and am told this normal, even though I don't see it in any other builder, or in my past homes), the concrete is the worst concrete I have ever seen in my life I have 10 times the cracks in my garage and on my porches than I had in my 20 year old home with original concrete. My cabinets look like they were taken off the defect shelf, and once again told tiger striping and the appearance of missing stain is normal...... not seeing it anywhere else. If you want square footage Mungo all the way, if you want a quality build I suggest looking.

If there is ever a dispute regarding payment over the course of the project, a contractor or subcontractor could place a payment claim, or lien, on your property. To avoid this, ask the contractor to sign a lien release, which is a legal agreement that states that any payment accepted is final. This can come in handy if a contractor has his or her own payment issues with their subcontractors. Signing a lien release form certifies that any payment made by a client to the contractor is enough to pay for any goods or services rendered.
Absolutely ask. Paying too much up front offers the homeowner minimal leverage if the quality of work does not meet expectations or contractual specifications. Try to establish a reasonable pay schedule, such as paying 10 percent of the total cost for each 10 percent of the work that is completed. Include this payment plan in the contract, as well.
Before any money changes hands, there should be a contract to sign. Make sure the specifics of the work and all costs are listed in the contract, including details. If you forget to have something included in the contract after signing it, there's rarely a chance of recourse.
Ask the contractor for proof of their certification before signing anything, as well as their proof of insurance. You should also check your homeowners insurance policy to see if they offer coverage for contracted work. You may want to call your insurance provider and ask for more details on what your plan will and won't cover.
Yes. Plans for how the work site will be cleaned at the end of each day as well as at the conclusion of work need to be put in writing. An experienced general contractor should make every effort to keep the workspace clean and prevent dirtying or damaging any other area. Even so, talk with the contractor about the daily schedule, the logistics of transporting workers and equipment, and how cleanup will be handled.
