The Park at Cedar Lawn
I was a resident at The Park at Cedar Lawn from August 2012 - April 2013. I selected this complex because of the gated security, appealing floor plans, and central location near UTMB, shopping/restaurants, and with easy access to I-45 for trips to the mainland. Although the apartment was comfortable and adequately maintained, there were several disadvantages. Although the community is gated, each unit receives only one parking space inside the gate so additional vehicles must park outside the gates on the adjacent streets in the dubious surrounding neighborhood. My roommate and I took turns parking on the street outside the gates, which was scary after dark. My car was broken into and the thieves did over $1000 damage to my window & dash to remove my $80 stereo. In addition, visiting guests would have to park outside the gates and walk to the apartment (particularly a problem when my family visited).Other than limited parking, the primary issue I experienced with this complex was the unprofessional and unpleasant property manager. Even though we paid our rent on time every month and observed all complex rules and lease terms, the property manager Catrina was rude and abusive from the time we signed the lease until the time we moved out. In addition to being unprofessional and unresponsive, on multiple occasions she raised her voice, cursed, and made threats when approached respectfully and in good faith about legitimate problems or issues related to our tenancy. Catrina's attitude seems to indicate that she can treat residents however she pleases and that if you question or confront her, she can and will make things difficult for you in addition to being rude and abusive. READ AND KNOW THE TERMS OF YOUR LEASE. Catrina will tell you things that are not consistent with the terms of the lease and will expect you to follow ALL lease requirements (and rightfully so) but does not know or expect to follow them on behalf of the complex. GET EVERYTHING IN WRITING AND KEEP RECORDS OF EVERY COMMUNICATION (consider using a digital voice recorder to document conversations because she will change her story/account of events). Her attitude seems to be that they can treat you however they want and if you don't like it, you'll have to take them to court. Neither Catrina nor Tripro are especially inclined to work with tenants in good faith to resolve legitimate issues. Tripro, the property management company, has been made aware of Catrina's unprofessional behavior by multiple current and past tenants, but seem to assume that the tenants who complain are deadbeats and disgruntled and therefore they allow Catrina to continue her inappropriate behavior toward tenants.The Park at Cedar Lawn is a great complex with unique floor plans, interesting history, a convenient central location, and reasonable rent. The parking situation is difficult, but can be managed as long as you consider the drawbacks going in and take steps to ensure your safety and the security of your vehicle. Really, the only negative is the property management, which is absolutely horrible. I'm sure that Tripro will post their canned response about how I may be disgruntled or a deadbeat and that you can't necessarily trust my review, but I think I've been very honest and objective about BOTH the good and the bad. Overall, I would probably live at this complex again if it were simply under different management but unfortunately I can't give them complex the positive recommendation it otherwise deserves because of the extremely poor management.
