Orangewood Suites Hotel
When I read many of the negative reviews about this property, I must admit I was nervous about booking a stay here, but I took into consideration the positive reviews which outnumber the bad. I am glad I did as I just spent three wonderful days in a delightful getaway. Orangewood Suites is a cluster of apartment style suites, each with it's own stocked kitchen( Full size refrigerator, stove and dishwasher) along with dishes, glassware, pots and pans. Great way to cut down on eating out food costs during your stay. There was a microwave and small two cup coffee maker with coffee supplied daily, as well as a nice selection of regular and herbal teas. The suite was huge, over 400 square feet with a living room area, patio, king size bed ( I loved the comfort of it), as well as a separate vanity area off the shower and tub. Bath towels were fluffy and plentiful and the bath amenities were spa like and quite nice. There is even a fireplace, but I neglected to ask if it usable. A wide screen 42 inch flat tv added to my enjoyment. Housekeeping did an excellent job in preparing my suite and the furnishings, while older, were clean and well maintained. Free wireless and a laundry on site are added pluses. The decor was also very nice. In the morning, guests enjoy a complimentary hot breakfast buffet, with a hot entree as well as cold cereals, bagels, fruit, coffee, tea and orange juice. In the evening, a complimentary light buffet is offered. The nights I was there featured a tasty pasta dish and tossed salad and the other night a taco bar. Complimentary beer, wine, ice tea and soft drinks are offered in the evening. The front desk staff were extremely kind and helpful. And, the nights I stayed were priced extremely reasonable and well below a comparable lodging facility. Now, for the negative things people have said about Orangewood Suites. After communicating with the manager and telling her how much I was enjoying my stay, she informed me that previous management had allowed the hotel to slip below acceptable standards and many items were neglected. Rest assured, the current management team has taken care of all this and as a former innkeeper, I can say you will only find positive things to say about your stay, unless of course, you happen to be one of those people who can't seem to find anything positive to say and choose to focus on the negative. Try as I might to maintain my bed and breakfast to the highest of standards, there was always someone who managed to find lint on their pillowcase, lol. I hope you enjoy staying here as much as I did.

I traveled to Austin Texas, March 18-20 for SXSW music fest and I stayed at this Orangewood suites. I have to say, for the price I was not expecting the room to be this immaculate and large. I traveled with a group so we had 4 rooms, I stayed in the studio king suite and the space was more than enough. Living room with fireplace, large flatscreen TV and sleeper sofa, kitchen with supplies and a balcony with chairs. There is a partition that goes into wall between the bedroom and living room, you can pull it out to create division between the bedroom and living room providing privacy to each section. The bathroom area is nice too. Water pressure was heavy and we had hot water every single day. The shower head so low though so it hit me in my chest which really wasn't a bother. I wish it didn't rain every day of our stay so we could enjoy the pool. I would definitely stay at this property again if I was ever in the area again (although very unlikely since I didn't care for Austin, TX) and I would certainly recommend it to anyone traveling to the area. I'm from Chicago where we have amazing accommodations and I am an employee at a Hilton property, so you can certainly trust my review. My first interaction with the front desk agent wasn't pleasant, but then I left, called and explained my situation, then after returning it was better. PS they offer free breakfast but I was never able to take advantage of it as I forgot both mornings and free Wi-Fi!

Decent enough during the school year, despite having the highest crime rate in West Campus for the past seven years - 3 stars there. But DO NOT live here over the summer. Current issues going on: - waited 9 weeks and had to call 4 times for maintenance to come put in new light bulbs (half of them in the apartment were out) and fix the running toilet; - the "security" sensor on the "locked" Nueces St entrance gate has been broken for a solid month (still is at this time), including while an armed suspect was being pursued by police two streets over; - instead of fixing the sensor, the apartment complex chained and dead bolted the door shut, forcing all residents to walk around the block just to get inside the building; - an old homeless man who looks like he's about to die has been living on the bench right outside my balcony for the past 2 months straight; - and last I walked by the pool, it was shut down by health inspectors. I am not even going to mention that the gym consistently smells like death, the internet flakes out at least once a week, and every time it rains the entire ground floor entrance way becomes a massive pond... these are things you grow to tolerate here. Management is nonexistent at 26 West and the employee turnover is VERY high. Every apartment complex has issues, but blatant disregard for resident safety will not be tolerated.

ive posted on a few side,i know people use different ones,so the apartments are very nice inside,mid grade stainless steel,laminate wood flooring and a good layout,i have a large balcony,theres washer dryer,a nice gym and a lot parking,theres also parties at the leasing office and the food is good,the people are...well idk,im guessing its more family or people who are done with college and well into their careers..or trust fund babies lol,theres a few things that annoy me with living here.one is what your paying for,the smallest one bedroom is over 650 sq.ft and is $870 but...factor this,they make you pay $25 valet trash (she didnt tell me about until i already signed the lease) and they only come sun-thurs not on the days which you actually need them fri/sat,and they are so strict with the rules,like...its just trash,and they will leave it here!then the water bill is typically $45 on top of that monthly (1 bedroom) and the water doesnt even get hot...so your paying $950 to stay here pretty much in the middle of kind of nowhere,i was in a hurry when i leased here and its a lease up so of course they were a little pushy when getting people in here,but needless to say i wont be renewing my lease,there are way better dealsRead more: http://www.apartmentratings.com/rate/TX-Austin-Indigo-111261611.html#ixzz2sUuhVlvw

Legacy at Southpark
Legacy at Southpark (James on South First) is an amazing property! I moved in back in May under Roscoe and have had an amazing experience since day one. The second I walked in to my first floor apartment, I was blown away at the quality of the appliances and amenities. 12 foot Cathedral ceilings with very nice quiet fans, beautiful granite counters, wood floors throughout, and stainless steel appliances! The wrap around porch is very spacious and has extra storage with key entry... Everything in mint condition. The AC is cool and evenly distributed with a low power bill! The bathroom is gorgeous and features a huge hotel like tub. This place is so nice! As far as amenities... the infinity pool has gas grills, soon a fridge, and plenty of space! The gym is awesome, the business center is available 24/7, and there is coffee everyday in the community center! I have to say that the best part of living here are the staff: Dacia and Gracie are absolute angels who are always available when I need them, especially after moving in. The maintenance staff is ON POINT! They are polite, prompt, and always know exactly what they are doing. I love living here and look forward to many years ahead. My mother is in a retirement home in North Austin. There are many hotels off I 35 near where she lives. The property I usually stay in was full. (I showed up without a reservation) I drove around the are and found several sketchy properties and a couple of overpriced bigger chains. I drover past Orangewood twice, thinking it was an extended stay/corporate apt. type place. I decided to check them out. I'm glad i did. It appears to be converted from apartments of an extended stay. There are 5 buildings on about 6 units each. No problem parking right in front of the room. My room was a studio type set up with a comfy king bed, full kitchen and full bath. One large combination living room bedroom with a divider that could be closed if you wanted to have a meeting or something. The large flat screen TV was on a swivel mount so it could be viewed from either "room". It was quite and had a free breakfast buffet and happy hour snacks too. I didn't go in for the happy hour, but the menu said it was taco night. The room was clean, the bed comfy. My only complaint was the love seat kind of sticky and in need of a cleaning. I sat on a bath towel. Weekday rate was 85.00 which is in line with where I usually stay and cheaper than the Doubletree across the street.

This is a really decent hotel for a great price. I've stayed in the same unit twice and the carpets are new and clean, the bed and bedding are comfortable. The bathroom is small and older but there was plenty of hot water. Having a full kitchen is great. I've also been inside one of the 2 bedroom loft units and the rooms are smaller than in the one bedroom units. There is a decent sized balcony with a chair or two and a small table. Did not use the small pool and have never seen anyone use it even in the heat of the day. They offer a breakfast with hot food - eggs, potatoes, bacon, etc. slightly above what you normally get at a value priced hotel. There is a happy hour with food, one day we had sloppy joes with chips and the next was fish sandwiches with hush puppies. The food isn't spectacular but if you're hungry it's better than nothing. The staff is always friendly and helpful. You cannot beat the price for what you get at Orangewood Suites. It's centrally located right at the intersection of 290 and 35 and you can get to either freeway easily. This is where I stay every time I need a hotel in Austin. It's great!

My wife, son and I stayed here while our house was being built. We lived here for 6 months. The place is in need of updating, though they are in the process of doing that now. The place was clean and the A/C - heat worked fine. The staff is top notch, friendly and helpful. They have a breakfast every day and a dinner Mon-Thur. Breakfast is fine with a hot offering that rotates along with the usual toast, bagels, muffins, cereal, fruit, drinks and such. The maintenance staff is on top of any problem you may encounter. There are usually a few state troopers staying there so I liked the security that provided. The cleaning staff was very nice and did a great job. Location is very convenient to the Austin area. Close to downtown and easy access to the highways that will get you anywhere. Enjoyed our stay and the folks running the place. We would stay again. I actually need to go visit everyone. Especially with the new renovations this place will be top notch. Stay, you won't be disappointed!

I made an exception and I'm very glad that I did.The room cost $100 a night on book it. He want to get really adventurous the room drops to $60 if you use the app called "now". That app is for booking a room the day that you need it.Late check-in was a breeze.The guys at the front desk were neat, quick and efficient. Not much for conversation, but I could care less about that.I got a small sweet I would not want to sleep on the sofa sleeper but the bed is very comfortable I could definitely live out of the kitchen for about a week. It looks like my room has new carpeting and a new coat of paint. Very pleasant relaxing environment.There is a workout room with the weight bench and elliptical and a treadmill.. They were all operational.They serve a hot breakfast. Lots of options there. Serve a light meal and happy hour Monday through Thursday in the early evening.They have a small pool and it's clean.I'll stay here again when I come to Austin.

04/14/13: I am still a current tenant, but now feel that the management does not treat long term tenants fairly. My rent has increased $186 since I wrote this review. Always thought you reward good tenants, not penalized them with INCREASES every time they sign a NEW lease. You also built a fence around the property which I'm grateful for, but you still have not made it PEDESTRIAN FRIENDLY! There's only one in and out of the property, don't you think this could be dangerous in case of fire or other emergency? Sorry, but I must downgrade you 2 stars, since 2010 review.2010: I am current tenant who can honestly say since the current owners took over the condition of complex improved 1000%. There has been considerable upgrade to the building & landscape. They respond to tenants' repair requests VERY quickly. If you're looking for nice clean newly renovated apartment & reasonable rent this is the place!
