I have rented from Capital Development twice. Their employees, management and maintenance are all friendly, courteous and helpful. I recommend them to friends regularly.

The highest of recommendations for the staff of Capital Development. They always treated me and my tenants with the utmost of care. Never worried about anything, just waited for my rent checks to come in every month. Always kept in the loop and always had update emails. Great people. Great service.

Capital Development managed my rental houses back when the real estate market was at its worst. They helped me keep good tenants in place so I could make my mortgage payments until the market came up enough where I could sell. If it would not have been for their help and professionalism, my husband and I would have lost all of our properties to foreclosure.

After self-managing for several years, I decided to try using a management company. I don't know why I didn't hire CDRS sooner. They kept my units running like a well oiled machine. I never had to worry about anything. Even when there were issues, they had a resolution already in place when they contacted me. I was able to sell my units for a good price in part because of their management.

I hired Capital Development several years ago to manage my apartment complex and fix the issues caused by the prior management company. I told them that I needed it looking good and running right within a year so I could sell the property and retire. They had all great tenants in place and had the complex looking top notch so I could sell it on my time frame. It was a great experience working with all of them and their professional staff.

You guys helped me purchase my first home even though I wanted to look at so many houses and we had to make so many offers before one was accepted, you guys stuck by me and got it done.

I loved you as our property manager when we rented so when we purchased our own rental house we had to have your company for the property manager.

When we came to you we were homeless but you saw that we were good people and had the ability to pay our portion of the rent. We have been treated as family by you and your staff and we appreciate you.

We have rented four houses from your company. You guys always treat me like I am special even when I am late. You always help me. You always take care of my repairs fast.

I think it was great that you helped me get caught back on my rent. When you took over the management, I was two months behind and you worked with me to get me ahead so I wouldn't be late anymore.

Capital Development is a great rental company. We started renting in 2010. They have been very professional and caring company. When we went in looking for a rental property they understood that we had limited time due to our previous owners being foreclosed on. They were able to work around my busy schedule. We were approved the next day and into a home in 1 week. They went out of their way to get us in early and pro-rated the month. Since then they have been quick in getting things fixed. We had our AC not work and there was a repairman in the next day. They have a house check twice a year but the inspection is relatively quick. You do get 2 weeks advanced notice. If you need to change the date due to work they will let you. All of my exchanges with Capital Development have been good. When ever I e-mail I get a same day responce. Calling usually doesn't have the same response time. I love being able to pay online. They told me to not use the creditcard option because it cost more.

I have rented with Capital Development for some time now. The Office Staff has always treated me like family and the maintenance crew has always been top notch and polite. When I moved in I got the same speech that others on this site got as well. "After you move in, you have 1 week to let the office know of any issues with the property." Well, I did have a couple of things that needed to be handled and with in 3 business days our issues were handled with BRAND NEW appliances and discounted rent for the 3 days that our appliances were not operating properly.

I have learned from renting for 10+ years now, if you pay your rent on time and report things in writing in a timely manner. Things will be handled!

I give this company 5 stars and would recommend to any person needing to Rent, Buy, or Sell a home.

I used this company to manage 3 properties. They are mediocre at best. Their accounting software is the cutting edge of 1970s technology, so good luck figuring out where the money is. For example, if a tenant pays $1000, the software will break the payment up into 4-5 chunks with no apparent logic. It doesn't help that the statements aren't always done at the same time either, so I've found missing weeks here and there and had to get new statements. I also didn't appreciate when they taped a "For Rent" sign to a garage door, leaving a wonderful residue and 2 hours of scrubbing for me. Perhaps the best story is when a perspective tenant called me to complain about the poor showing she had received. After arriving late, the Cap Dev representative couldn't answer most questions because, "she had never been to this property before." So overall, any positive experiences I've had with them are completely overshadowed by the repeated frustration and disappointment I've had with them. Now that my properties are being handled by other professionals, it's very obvious to me how poorly Capital Development performed.

0 Stars!! Rented for a year, never again! Very unprofessional, never return call or emails. What can you expect from this company? Hidden fees and more fees. Stay away from this company, it was headache after headache. They are never on time for appointments and do not have the courtesy to call and apologize. If you own a property and you are looking for a company to manage it..save your time and money and go with someone else as a renter that paid always on time and even paid their ridiculous EXTRA fees..Im taking my business elsewhere, don t care how awesome your rental property is.

When I first moved in, we were excited. The place was lovely and they gave one week after move in inspection to inform them of any other problems. The day we moved in, I informed them of some problems I hadn't noticed at the inspection. They sent someone, but didn't repair the problem. It was cosmetic, so I wasn't concerned (unfortunately).

As the years went by, we were forced to pay for things we were told by the office were okay, like a clogged sink (that we weren't even told we might be charged for.

We were told by the repair man was really old grease. They said it wasn't a problem before we moved in, despite the fact that I'd complained in that first week about slow running drains and it hadn't been fixed.

So, after paying nearly $1000 in unfair charges over the years we lived there, and having no reply when we would call to dispute, we decided to move.

Then, when we moved out, we were told during final walkthrough how good it looked. It was move in ready, according to the girl we did the inspection with. Then she said the owner has final say on what he wants to charge, but we can dispute in writing within thirty days. (That's how they cover their shady dealings.) So when I got the deposit back, it was full of charges that weren't there at final inspection. (some of them would have been VERY obvious at the walkthrough.) AND we were being charged for one of the things I noticed on that first day. When we wrote and addressed each item individually, not disputing any charges that were fair, they sent back a letter telling us we owed all of it, even the things that we proved were there before we moved in.

Oh, and they set up inspections, which they do every 6 months, and then they don't show up. And if you don't show up, the paper tells you they can charge you $50.



If you don't want the expense and trouble of small claims court, and you don't want to spend all your money on their poor administration, I suggest you run away from them as fast as you can.

They are very kind and helpful with my circumstances. They were able to help me when no one else would.

the people at capital development treat us like family. they helped us out when we needed it and make sure repairs are done quickly and by people who know what they are doing. we have rented from this company for 8 years and would not go anywhere elese.

This company has wonderful workers who are always happy to greet us when we come in to pay the rent.

They always keep up on anything that needs to be done around the house. I have no problems with this company and would recommend them to everyone.

This management company does not do their job. They do not handle maintenance requests, after 9 months of waiting on repairs we fixed them ourselves. We were told that "jobs are completed in accordance to urgency". Well this makes sense, but 9 months later is just POOR MANAGEMENT! They also require that you pay THEIR gardener, who does not SERVICE the property for weeks at a time! We dread moving out to see what else they will charge us for! Our lease is like 30 pages long, with LOTS of details and exclusions! Wish we would have found a house private party!

I Got In To A Lease With Ease So They Could Take Advantage Of Me After. I Followed Up On Maintenance By Checking Their "Handyman's" Work At Their Request Several Times And Was NEVER Given An Inch Of Lenience. Since They Take Rent Toward The Balance Due They Left Me With A Late Fee That They (not the owner) Collected Several Times After The Several Favors They Asked Of Me. Twice A Year I Get Paid On The Sixth And Where Most Other Management Companies Give Till 12:00 PM On The Sixth, Capital Was Happy To Give Me A Late Fee That They Again Collected. Please Visit The Better Business Bureau To See Their D Rating. If You Have A Problem Call Fair Housing To Have Them Tell You They Don't Deal With Capital Development Since Capital Will Not Answer Or Return Their Calls
